Shopfront signage in Dubai: permits, materials and costs

Shopfront signage in Dubai requires a signboard permit from Dubai Municipality, plus approval from your landlord or mall management, and is typically produced by a licensed signage contractor. A standard illuminated flex-face fascia or acrylic 3D-letter sign for a small shop costs roughly AED 3,000–10,000 in the UAE market; LED-lit stainless steel or large multi-unit signs run AED 10,000–30,000 and up. Allow two to four weeks from design to installation, including approvals.

Rules and fees change, so confirm current requirements with Dubai Municipality and your building management before ordering. What follows is the practical picture from our own print and signage work in Al Karama.

Do I need a permit for a shop sign in Dubai?

Yes. External signboards on commercial premises in Dubai fall under Dubai Municipality's advertising and signage regulations. In general terms, the permit application covers the sign's dimensions, position, materials, lighting and artwork, and is tied to your trade licence. Fees are typically calculated on the sign's area and are renewed periodically.

Three things to know before you start:

  • The landlord or mall approves first. Most buildings and all malls have their own signage guidelines covering size, lighting and sometimes material. Get these in writing before design begins.
  • Arabic text is normally required. Signage regulations have generally required the business name in Arabic alongside English, with Arabic given at least equal prominence. Confirm the current rule for your location.
  • Your contractor usually handles the filing. Licensed signage companies submit the application and drawings on your behalf. Ask whether permit fees are included in the quote or passed through separately.

None of this is complicated, but skipping it leads to removal notices and fines, and a sign installed without approval cannot be legalised retrospectively without redoing the paperwork.

What are the common shopfront signage materials in Dubai?

Most shop signs in Dubai use one of five constructions:

  1. Flex-face lightbox. A printed PVC flex sheet stretched over an aluminium frame with LED backlighting. Cheapest illuminated option, fast, fine for most retail. Fades over three to five years in direct sun.
  2. ACP fascia with cut vinyl. Aluminium composite panel cladding with vinyl lettering. Clean, non-illuminated, common in office buildings.
  3. Acrylic 3D letters. Laser-cut acrylic letters, often 15–30 mm thick, mounted on an ACP or painted backing. Can be front-lit, back-lit (halo) or unlit. The standard for cafes, clinics and salons.
  4. Stainless steel or brass letters. Fabricated metal letters, often with acrylic faces for LED illumination. The premium option and the most durable in Dubai heat and humidity.
  5. Neon-effect LED. Flexible LED tube shaped into script. Popular for interiors and hospitality, less suited to large external fascias.

The material should match the brand. A law firm in brushed steel reads differently from a juice bar in neon-effect LED. If your logo has not been drawn with signage in mind, read what you should pay for in a logo before you order 3D letters.

How much does shopfront signage cost in Dubai?

Typical ranges in the UAE market for a single-unit shop with a fascia of roughly 3–5 metres:

  • Flex-face lightbox: AED 2,500–6,000.
  • ACP fascia with vinyl lettering: AED 3,000–7,000.
  • Acrylic 3D letters, non-lit: AED 4,000–9,000.
  • Acrylic 3D letters with LED: AED 6,000–15,000.
  • Stainless steel LED letters: AED 10,000–30,000 and up.

Add Dubai Municipality permit fees, which depend on area, and any mall-specific installation charges. Design is sometimes included and sometimes AED 500–2,000 extra. Larger fascias, corner units and double-sided projecting signs scale the price roughly with area and complexity.

What is the process and how long does it take?

  1. Site survey and measurements (1–2 days). The contractor checks the fascia, power supply and fixing points.
  2. Design and artwork (2–5 days). Elevation drawings showing the sign in place, with Arabic and English, dimensions and colours.
  3. Landlord or mall approval (3–10 days). Varies enormously by building.
  4. Dubai Municipality permit (typically a few days to two weeks once documents are complete).
  5. Fabrication (5–10 working days).
  6. Installation (half a day to a day, often at night for malls).

Two to four weeks is realistic. The approvals, not the fabrication, are what stretch it. Start the signage conversation the week you sign the lease.

Five signage design mistakes that cost money

  • Low contrast. Grey on silver looks elegant on a laptop and disappears at twenty metres in midday glare.
  • Too much text. Name, maybe a three-word descriptor. Phone numbers and social handles belong on the door vinyl, not the fascia.
  • Ignoring night. Most Dubai retail trades after dark. An unlit sign is invisible for half your opening hours.
  • Arabic as an afterthought. A badly set Arabic version squeezed into leftover space looks cheap to half your customers.
  • Ordering before the brand is fixed. Signage is the most expensive thing to reprint. Settle your logo, colours and typography first; our note on brand identity vs logo explains what that involves.

A good signage contractor will show you a photo mock-up on your actual shopfront before fabricating anything. Insist on it. Because we run our own print shop and our own brand design work from the same desk, the artwork, the Arabic typesetting and the production files come from one place, which is where most signage errors are avoided.

Questions people ask

Is Arabic required on shop signs in Dubai?
Signage rules have generally required the business name in Arabic alongside English with at least equal prominence. Confirm the current requirement with Dubai Municipality and your building management.
How long does a shop sign take in Dubai?
Two to four weeks from survey to installation is typical. Fabrication takes one to two weeks; landlord and municipality approvals account for the rest.
Can I install a sign before the permit is approved?
No. Installing without approval risks fines and a removal order, and the sign still has to go through the full application afterwards.
What is the cheapest durable shop sign?
A flex-face LED lightbox is the lowest-cost illuminated option. Acrylic 3D letters cost more but last longer and look better up close.
